Several HVAC trade and professional organizations, including ASHRAE, have documented the need for suitable indoor air quality (IAQ). A primary requirement for maintaining proper indoor air quality (IAQ) is through the introduction of outdoor air. In fact, ASHRAE 62.1 establishes the code ventilation rates for commercial buildings. The down side of adding outdoor air to your building is that it may increase the moisture content in the facility. If this added moisture is not controlled, it can create an environment for mold, mildew, viruses and other potentially hazardous organisms to flourish. The key to preventing mold formation and growth is to control the moisture content within the building. A standard air conditioner may be inadequate at handling this added moisture content as air conditioners are developed with temperature change in mind. Yes, an air conditioner does remove some humidity from the air but most units are operating based on temperature control only and are not designed for efficient moisture removal. Instead, a system must be implemented that can provide full control of both temperature and humidity.
The most energy efficient method to remove moisture is through the use of a dedicated outdoor air system (DOAS) that lowers the dew point temperature of supply air to below 55°F (Note: dewpoint is a measurement of absolute moisture in the air). Delivering this dry air also helps absorb existing moisture inside a facility that may come from people, infiltration, or other factors.
